What is Stamp Duty?

Stamp Duty Land Tax (SDLT) is a government tax that must be paid when purchasing a property in England. It applies to both new and pre-owned homes. The amount of Stamp Duty you pay depends on the purchase price of the property, as well as your buyer status—whether you're a first-time buyer, home mover, or purchasing a second home.

How is Stamp Duty calculated on new builds?

When buying a new build property, Stamp Duty fees are calculated based on the price of the home you are buying. If the price of your new home is below certain thresholds, you may be exempt from paying Stamp Duty.

Stamp duty rates overview:

If you are a first-time buyer

Purchases completed prior to 31st March 2025

Property price Stamp duty rate
Up to £425,000 0%
Above £425,001 and up to £625,000 5%

Purchases completed after 1st April 2025

Property price Stamp duty rate
Up to £300,000 0%
Above £300,001 and up to £500,000 5%

If the property price is over £625,000 pre-31st March 2025, or over £500,000 post 1st April 2025, you cannot claim the relief. Follow the rules for people who’ve bought a home before.

When do you pay Stamp Duty?

Your conveyancer will calculate and pay the Stamp Duty on your behalf during the buying process. Stamp Duty must be paid within 14 days of the completion of your property purchase.
